Understanding the property investment environment
It’s been interesting to see the level of curiosity among local homeowners and investors in response to the article I posted last week regarding the number of investors that are still active in the Melbourne property market.
Clearly, some people were a little surprised by my sentiments, assuming that some of the recent media coverage indicating that some investors were getting out of the market was an accurate indication. Yes, it is true that some investors have been selling their rental properties. However, it is also true that there are a number of investors who are looking to buy as well.
With this in mind, and hoping to provide additional clarity on the topic, I went looking for some statistics, and here’s what I found…
- Firstly, the Australian Bureau of Statistics says that new loans to investors in the year to September were up by a substantial 18.8 per cent nationally, compared to the same period a year ago.
- This figure is outpacing the number of former rental properties being listed for sale, as measured by Corelogic.
- One of the factors that pushing up the number of investor loans is signs that first home buyers may be opting to purchase and rent out their properties while interest rates remain high. This allows some younger buyers to get their foot in the door while utilising their rental income to pay down their mortgage.
- In October 2024 the number of ex-rental properties listed for sale was estimated at around 13,000 nationally. In comparison, the number of new investment loans in the same month was 18,400.
The end result is, as I pointed out in LAST WEEK'S POST, that we are still seeing good levels of activity from investors, as demonstrated by last week’s sale of the home in Burton Street, Lalor (pictured).
