Property still a preferred investment option
Given the amount of mixed messaging in the media about the property market recently, including all the commentary suggesting that quite a few property investors are selling up their rental properties and getting out of the rental market, some people might have assumed that the number of Victorians purchasing property as a long term investment had dried up.
The reality, however, is quite different. As we pointed out in LAST WEEK'S POST, the smart observers are looking beyond the mixed messages we’ve been seeing in the media to fully understand what’s actually happening, and this approach is reaping real benefits for them.
The fact is that there are still quite a few property investors who are active in the Melbourne real estate market right now, (just ask anyone trying to buy their first home and having to compete with them), and they clearly see the opportunities that an area like the northern corridor of Melbourne offers.
We saw further evidence of this trend as recently as this weekend, when our team successfully sold a property in Lalor to astute investors as part of another 100 per cent auction success rate for the week.
The property in question was a thoughtfully updated four-bedroom home on a subdivided block at 1/2 Burton Street in Lalor (pictured), which attracted good levels of enquiry from a mix of first home buyers and investors during the campaign.
The renovations that had been completed by our vendors, particularly to the kitchen, ensured that the new owners would not need to be undertaking additional works immediately following settlement, which had strong appeal for both groups of buyers.
The location was also viewed positively by both groups of buyers, being close to Rochdale Square shops, both levels of schooling, parks and transport options.
In the end, the auction produced a strong sale to buyers who are looking forward to renting out the property in the near future as part of a well-planned investment strategy.
