Post-auction action makes a big difference
Was it only a few weeks ago that I was writing about people’s misunderstandings to do with the auction process, particularly when it comes to what occurs when a property is “passed in”? Yet here I am again talking about much the same topic!
As I mentioned in A POST BACK IN JULY, we regularly come across people who watch a property in their neighbourhood being passed in at auction, and they assume that the auction has “failed”. The simple fact is that in the large majority of cases, they’ve got it quite wrong.
A prime example of this can be seen in the recent sale of three-bedroom, two-bathroom single level home (pictured) in the popular Aurora Estate. Enjoying a peaceful park-front position, we took this stylish easy-care home at 14 Argus Esplanade in Epping to auction in August.
As experienced agents who have built our reputation on acting in our vendor’s best long term interests, (rather than simply putting on a show for the neighbours and accepting a lesser result for our clients), we advised our vendors that we should “pass in” the property on the day and continue working on achieving a stronger result in the near future.
The end result, as you can see from the photo, was a very pleasing sale which was finalised during the week at $625,000. A young couple who successfully secured their first home are now looking forward to moving day and introducing their two dogs to the abundant parkland right across the street.
