Warm enough for you?
Our recent cold snap may have increased the sales of warm woollies and puffer jackets, but it hasn’t slowed the activity levels of home buyers in the City of Moonee Valley.
Whilst we were able to put our auction gavels away this long weekend, we have still been seeing SOLD signs going up around the area with satisfying regularity.
These have included:
Essendon: 11/29 Raleigh Street. The growth of the apartment market in our part of town has caught some people by surprise, but we are seeing good interest levels in this market from buyers as diverse as market entrants, local downsizers and long-term property investors. This single-bedroom flat was part of an older style building just a stone’s throw from PEGS and was sold via a productive Sale by Set Date® campaign for $330,000.
Essendon: G08/120 Buckley Street. Hot on the heels of the result above, this two-bedroom ground-floor apartment in the more recently competed Buckley & Co building (pictured) came with the unusual bonus of private street access. The contracts on this one were inked at $640,000.
Keilor Park: 36 Swan Street. Potential was the word on everyone’s lips when they inspected generous family home that was offered as two self-contained units on a centrally positioned allotment of around 661sqm. Productive negotiations produced a pleasing mid-week sale on this one.
Niddrie: 28/70 Coghlan Street. The combination of expansive views across the surrounding hilltops and resort-style communal facilities proved a popular one in this elevated three-bedroom townhouse. This was another property to benefit from competitive mid-week negotiations.
With negotiations continuing on several other properties while we prepare this update, it’s clear that there is no shortage of underlying confidence among many of the home buyers in the City of Moonee Valley and surrounding suburbs. If you’d like to discuss the best options when taking the next step in your own property journey, be sure to give us a call this week at Barry Plant Moonee Valley on 9319 1700.
Best wishes,
