Whilst we have been seeing solid levels of buyer activity in all areas and price ranges across the City of Moonee Valley recently, it was noticeable that some of our listings at the upper end of the price spectrum enjoyed particularly strong results in recent days.

Indeed, when you look at this cross-section of recent sales results, it is clear that the $2 million to $4 million price range has had quite a bit of buyer support.

They include:

Aberfeldie: 12 May Street. Future potential was what got everyone excited about this character-filled home on around 529sqm of land in the coveted river precinct of Aberfeldie, close to the riverside trails. Five bidders fought it out at this week’s auction, resulting in a strong sale more than 10 per cent above our happy vendor’s reserve price.

Ascot Vale: 8-10 Selbourne Street. Such was the strong early interest in this dynamic four-bedroom, three-bathroom multi-level home (pictured) in the exclusive Rothwell Hill neighbourhood that productive pre-auction negotiations resulted in an outstanding mid-week sale at $2.35 million.

Keilor East: 6 Mark Street. Situated a short walk from Spring Gully Reserve and handy to several quality schools, this new four-bedroom, three-bathroom home confirmed the value of experienced post-auction negotiations, with the deal being concluded immediately after the auction at $1.491 million.

Niddrie: 72 Hotham Road. Using our unique Sale by Set Date® marketing strategy, this striking four-bedroom, four-bathroom luxury home with a pool was sold well before offers were scheduled to close, with the contracts being inked at well above the $3 million mark.

Strathmore: 2/28 Roland Avenue. Nestled in a boutique group of three a short stroll from the Napier Street Village shops, this modern two-bedroom, two-bathroom townhouse enjoyed the benefits of competitive mid-week negotiations with the SOLD sign going up at $760,000.

Of course, no matter where your aspirations lie on the price range meter, our team at Barry Plant Moonee Valley is always happy to provide objective and experienced advice. So feel free to give us a call this week on 9319 1700.

Cheers,

Bill Karp
