Potential still a key attraction

Isn’t it interesting that the more people are talking about various changes in the market, (whether real or imagined), some things remain the same.

One of these unchanging attractions is the appeal that potential holds for so buyers, whether they are keen to renovate, to build a new home to replace the existing structure, or to completely redevelop the site to create two or more new homes.

We saw several examples of the appeal of potential in some of this week’s results. They included:

Airport West: 66 Halsey Road. There was no mistaking the future upside of this older three-bedroom timber home (pictured) on a generous allotment of around 613sqm within easy strolling distance of Westfield. In fact, several interested buyers noted that the abundance of car accommodation would make excellent storage areas for whatever materials they needed on site. This week’s auction saw the keys change hands for a very pleasing $840,000.

Avondale Heights: 33 Sydney Street. Situated just across the street from Avondale Primary School, this former three-bedroom rental property proved such an appealing opportunity for future upgrading that it was sold before it even had a chance to hit the internet for this week’s scheduled auction!

Niddrie: 42 Haldane Road. Whilst the timeless family appeal of this triple-fronted three-bedroom home was certainly part of the appeal for many buyers, an equal number of interested parties saw the potential of the allotment of close to 650sqm, particularly with the close proximity to quality schools like PEGS and St Bernard’s College. Competitive interest saw the SOLD sign go up during the week on this one.

With properties currently under offer in Ascot Vale, Brunswick West, Keilor East, Moonee Ponds, Niddrie, Pascoe Vale and Strathmore, it’s clear that our team has been able to generate plenty of sales activity for our clients despite the challenges of interest rate rises, the weather and uncertainty about property values.

So if you’re interested in exploring the pros and cons of selling now rather than waiting to compete with the flood of new listings hitting the market in Spring, (and don’t forget that Spring is now just six weeks away), the team at Barry Plant Moonee Valley will be more than happy to help you weigh up your options. Why not give us a call this week on 9319 1700?
