The changeover to a new financial year often means increased activity for some people, particularly for those running a business.

It’s also been a busy time for a number of property buyers and sellers in and around the City of Moonee Valley recently, with a number of outstanding sales results being put to bed by our team.

Here’s a quick cross-section of what’s been happening in the local market:

Aberfeldie: 107/305 Buckley Street. Utilising our unique Sale by Set Date® methodology, this rare two-storey two-bedroom apartment sold several weeks before acceptances for $470,000.

Airport West: 1/24 Hart Street. This street-facing front townhouse generated strong early interest, so it was no surprise to see the SOLD sign go up well before it’s scheduled auction at $810,000.

Airport West: 14 Elm Street. Lovingly maintained by its one and only owners, this three bedroom home offered huge upside for the future and sold before its scheduled auction for $1.02 million.

Brunswick West: 1/4 Allard Street. Buyers responded positively to the blend of comfort and convenience in this one-bedroom flat near the racecourse. It sold well before offers were due to close on our Sale by Set Date® campaign for $285,000.

Essendon: 409/316 Pascoe Vale Road. Part of the highly regarded Esse complex, this single-bedroom contemporary apartment was another to sell well before offers were due to close. This one achieved $330,000.

Essendon: 3/60 Brewster Street. This ground floor apartment with a surprisingly generous private courtyard was due to be auctioned this week, but early interest sat the keys change hands at $472,500.

Niddrie: 7A Nolan Street. A quiet off-market campaign produced immediate results on this three-bedroom unit near Buckley Park, with the contracts being inked at $865,000.

If the arrival of the new financial year has got you thinking about your plans for the year ahead, and you’d like an obligation-free update on what your current property could achieve right now, feel free to call on the local expertise of our team at Barry Plant Moonee Valley.
