Buyers ignore winter weather

If you were out and about in the City of Moonee Valley on Saturday, you won’t need me to tell you that the weather was decidedly wintery at times.

As a result, we were forced to take several of this week’s auctions indoors for the comfort of all concerned, but that didn’t stop several very happy vendors from achieving outstanding sales results despite the rain.

Among this week’s stand-out results were:

Airport West: 3/38-40 Highlands Avenue. This ultra comfortable single-level three-bedroom unit situated just a short walk from the shops on McNamara Avenue attracted strong early interest from a range of market entrants, downsizers and investors. So strong, in fact, that a very satisfying sale at $665,000 was completed during the week before the scheduled auction.

Essendon West: 22 View Street. If you watched our live streamed auction on Facebook, you’ll already know that this luxurious four-bedroom single-level home with a pool was passed in at $2 million at the auction (pictured). What you may not know is that the SOLD sign went up immediately after, when professional post-auction negotiations produced a sale at more than 20 per cent above that figure.

Niddrie: 4A Ryder Street. This good looking three-bedroom townhouse was another to be4nefit from productive post-auction negotiations this week. Close proximity to the cafes on Keilor Road certainly tempted the buyers, with the deal being completed at just under $900,000 after being passed in at $860,000.

If there’s one lesson prospective sellers in the City of Moonee Valley can take from results like these is that the weather never stopped a motivated home buyer from competing for a property that they are keen on!
