Big buyer numbers are sellers' best friend
If you’ve seen the back page of the Realestate lift-out in the Herald-Sun recently you’ll know that the Barry Plant group has been publishing some interesting statistics recently including those related to buyer numbers.
The back page this week provided an update on the total number of buyers who have registered their details and property requirements with our network with a view to purchasing a property, and with over 824,000 buyers currently on our database, that’s a lot of good reasons to approach the market with confidence if you are considering selling in the next few months!
Statistics like these are particularly relevant for those property owners who may be considering an ‘off-market’ sales campaign, as this is where a strong database of buyers comes into its own. Indeed, we saw several more examples of the effectiveness of this approach among our recent sales:
Airport West: 12/16-20 Laurence Avenue
Attracting good interest from a mix of first home buyers, local downsizers and investors, this elevated two-bedroom unit (pictured) enjoyed a private position away from the street, without sacrificing easy access to the shops on McNamara Avenue, local parks and schools. Competitive interest soon saw the sold sticker going up at $540,000.
Airport West: 50 Walters Avenue
The word ‘potential’ seemed to be uppermost in everyone’s minds when they inspected this well-loved three-bedroom home on close to 697sqm of land near Keilor Road and Essendon Fields. With renovation or rebuilding on the minds of most buyers, the auction produced a competitive bidding duel that saw the gavel fall above the reserve at $950,000.
Keilor East: 67 Quinn Grove
This neat entry-level opportunity benefitted from a convenient position with the Dinah Parade Shopping Centre at one end of the street and Essendon Keilor College a few blocks away in the other direction. A quiet ‘off-market’ sale produced a quick stress-free sale for our happy vendors.
Moonee Ponds: 4/48 Scotia Street
Part of a refurbished block of apartments situated within a stone’s throw of the riverside parks and trails, this secure ground floor apartment was another one of our recent sales to benefit from a highly effective ‘off-market’ campaign utilising the resources of our extensive database of registered buyers. A satisfying mid-week sale was soon completed.
