The fact that there are now over twenty families in this area moving ahead with their plans, thanks to the efforts of our team in the past week or so, says a lot about the ability of buyers in the City of Moonee Valley to look beyond the short term impact of recent interest rate rises to seize the long term benefits offered by purchasing quality real estate.

Our most recent activity has included:

Aberfeldie: 24B Fawkner Street. Utilising our unique Sale by Set Date® methodology, this two-bedroom villa achieved a strong early sale at $840,000.

Essendon North: 6/15 Royal Avenue. This fully renovated two-bedroom flat drew inquiries from a mix of investors and market entrants before selling during the week at $380,000.

Keilor East: 8 Wunnamurra Drive. This character-filled three-bedroom home with an extra studio attracted such strong interest that the contracts were inked at $865,000 well before this week’s scheduled auction.

Keilor East: 7 Talus Court. The quality of a builder’s own home and a quiet court setting adjoining the Steele Creek walking trails drew plenty of interest in this sublime four-bedroom home. The keys changed hands at $1.7 million.

Keilor Park: 12A Quinella Close. Designed for easy living, this three-bedroom town residence combined easy maintenance with pleasing privacy, selling under the gavel for $719,000 (pictured).

Keilor Park: 57 Erebus Street. The potential offered by this three-bedroom home on an impressive block of around 793sqm had local builders and investors showing interest, with a pleasing mid-week sale soon completed.

Moonee Ponds: 2002/40 Hall Street. Spectacular views to the city skyline added to the appeal of this three-bedroom apartment in the Mason Square complex. A very satisfying sale was completed during the week.

Niddrie: 38 Grandview Road. Combining timeless style with easy access to the cafes on Keilor Road, this three-bedroom double storey home achieved a strong result through private negotiations, reaching $1.023 million.

Pascoe Vale: 13 Prospect Street. Situated in the sought after Strathmore College Zone, this elevated three-bedroom home achieved a strong result at this week’s auction, producing $1.2 million.

Strathmore: 301/82 Bulla Road. This two bedroom apartment was another to choose a Sale by Set Date® campaign, and it was another to achieve an early result, with the SOLD sign going up at $800,000.

Clearly, activity levels like those detailed above are a positive sign for anyone considering making a move in the near future. Indeed, if you’re quick, there’s still time for you to get your property under the gaze of motivated local homebuyers before Easter. So feel free to give one of our team at Barry Plant Moonee Valley a call this week on 9319 1700.

Bill Karp
