What is it about Spring?
It’s been interesting to see how many people have been wanting to chat in the past week or so about the upcoming Spring property market and what it may hold for the homeowners of the City of Hume.
As we mentioned in LAST WEEK'S POST, Spring is the season that is often regarded as the peak season for the real estate market in Melbourne. Whilst there is some conjecture about this among those who work in the industry, with Autumn having an impressive track record as well, there is no doubt that the next few months promise to be an active time for buyers and sellers in our area.
Having said that, though, we’ve had a few people calling and dropping into the office this week to ask why Spring hold such a focus for many Melbourne residents.
If you look at past years, it is clear that Spring is a popular time for buyers and sellers alike as the chills of Winter fade away and gardens start to display more colour. Of course, as we’ve mentioned before, a property sale in Spring usually enables those involved to plan a settlement before the holiday season kicks in.
In fact, a look at some historical data from Corelogic shows that over the past decade, the number of property listings in Melbourne has averaged an increase from Winter to Spring of over 26 per cent, whilst the average number of sales has increased by more than 10 per cent over the same period. So clearly, there is a difference.
The most important thing to keep in mind as I mentioned in last week’s post is that if you’re planning on making a move before the end of 2024, your timing within Spring is probably more important than the decision to sell in Spring in general. As I wrote last week, there are clear benefits in getting your property on the market earlier in Spring rather than risking a potential glut of sellers towards the end of the year.
So, once again, I would urge you to get some experienced and objective advice on your local market as soon as possible.
