Latest numbers suggest big Spring to come

We all know that Spring has traditionally been regarded as one of the peak periods for the Melbourne property market over the years.

That’s no surprise when you consider the combination of factors like sunny weather, (well, most of the time anyway), the optimum timing for families keen to move house during the extended holiday season at the end of the year.

However, we came across some figures this week that confirmed the indications that we reported in A POST BACK IN MID-JULY, suggesting that this year’s Spring market might be off to an early start.

So whilst the much anticipated announcement from the Reserve Bank this week was certainly good news for buyers and sellers alike, the latest traffic data from one of Australia’s largest real estate portals suggests that there is quite a substantial backlog of pent-up interest in the property market that could push this year’s Spring to new heights.

The first number that stood out was that 10.98 million Aussies visited the website in June alone! Yes, you read that right, almost 11 million Australians took an interest in the property world which, when you consider that the latest figures show that there are around 26.7 million Australians in total, means that to close to 40 per cent of the entire population were viewing the site!

Of equal interest was the fact that the users of this website spent an average of 43 minutes using the site in June.

What does this mean for anyone planning to make a move in the City of Hume this coming Spring? Well, if you’re going to be selling, it looks like there is a fair bit of built-up interest out there ready to take an interest in your property when it hits the market. This forecast is backed up by the strong levels of underlying interest we are dealing with in our Gladstone Park office at the moment.

If you’re a buyer, it’s a clear sign that you need to get busy, and not hold off on inspecting properties for sale for a moment longer, as it looks like there’s some serious competition coming.
