One of the things you learn when you’ve been in real estate for as long as I have is that there are always a number of different ways to achieve a really good result for a vendor. We were reminded of this during the completion of two auctions this weekend – both achieved excellent results, but the methodology was quite different.

Our most recent results included:

Greenvale: 5C Motherwell Avenue

This brand new four-bedroom town residence provided an easy-care lifestyle without any shared land or owner’s corporation. After a quicker than usual formal auction, the decision was made to pass the property in at $600,000 as we were confident there was more interest than we had seen in the bidding. Sure enough, things soon heated up as Jason Padula sprang into action, negotiating with two keen groups of purchasers. Sure enough, the SOLD sticker went up at $632,000…$32,000 more than we had ten minutes earlier. As I mentioned earlier, sometimes passing a property in is just the beginning of a good sale. A great result all round!

Meadow Heights: 74 Tarcoola Avenue

Following the more traditional course of action for an auction, this three-bedroom home which we marketed alongside our colleagues from our Glenroy office, enjoyed the benefits of a competitive bidding duel. Despite being declared ‘on the market’ at $580,000, the bidding continued all the way to $621,000 which a very satisfying result for our happy vendors.

Westmeadows: 14 Evita Terrace

Positioned in the popular Hillcrest Precinct, this four-bedroom family home had been meticulously maintained and cared for by its owners, making it a confident choice for young families keen to move in and enjoy life. A strong mid-week sale put smiles on the faces of all concerned.

With results like these, it is clear that the property market in the City of Hume remains positive. Attendances at our Open Houses are very strong, buyers are keen to make offers - often as soon as they see an appealing opportunity - and as you can see from the examples above, excellent sales are being achieved on a regular basis.
