Buyer preferences refuse to be typecast

I was asked this week about what type of property was the most ‘in demand’ among homebuyers in the City of Hume in the current market, and it really got me thinking.

The more I thought about it, the more I decided that this is an area with such broad tastes in housing styles that it is almost impossible to define in that way.

Just take a look at three of our most recent sales and you’ll see what I mean…

  • Attwood: 3 Maxwell Court. An established garden setting and a serene court location near the Attwood Creek Reserve certainly added to the appeal for young families of this original three-bedroom home. Offering plenty of potential for future upgrades, this property produced competitive negotiations which resulted in a pleasing mid-week sale before we could conduct our next Open House there.
  • Greenvale: 39 Silverwood Drive. In contrast, this single-level four-bedroom home in the Greenvale Gardens Estate attracted good interest from young families who saw value in its modern styling with nothing to be done, along with a family-friendly location close to Greenvale Gardens playground and Keelonith Primary School. As you can see from the photo, the strong auction result at $697,000 had everyone involved smiling.
  • Tullamarine: 2/264 Melrose Drive. This property was more of interest for those buyers prioritising a low maintenance lifestyle and convenient access to amenities. This updated two-bedroom unit attracted enquiries from a mix of market entrants, investors and downsizers before the contracts were inked at $395,000.

As you can see from this recent cross-section of sales activity in our area, the current market is one that seems to attract solid levels of buyer interest in pretty much every property type.
