Winter off to a hot start in Moonee Valley

The official start to Winter may be just a few days ago, but the positive signs that we have been reporting for the property market in the City of Moonee Valley are continuing to give local property owners lots of reasons to smile.

Sure, we did get our first taste of the Winter chills this week, but we can report that there has been a continuation of interest among buyers in making early offers, with several more of this week’s scheduled auctions being successfully sold well before their due date.

Importantly, it wasn’t just auctions that were attracting buyer interest, as this cross-section of recent results shows:

Airport West: 9 Clydesdale Road. This classic four-bedroom home on a prime corner allotment was sold well before this week’s scheduled auction, achieving $1.02 million.

Airport West: 68 Grange Road. Offering high-end architectural styling and a low maintenance lifestyle, this striking four-bedroom, three-bathroom home was sold at auction after competitive bidding pushed the price to $1.3 million.

Essendon: 1/18 Cooper Street. Making the most of a central location close to Buckley Park College, this potential-filled side-by-side three-bedroom townhouse surprised many with its generous spaces. Competitive interest did the rest on auction day (pictured) when it sold above reserve for $756,000.

Essendon: 2/239 Pascoe Vale Road. Three main bidders took the price of this three-bedroom, two-bathroom townhouse above our happy vendor’s expectations, with the gavel falling at $800,000.

Moonee Ponds: 1101/40 Hall Street. Part of the highly regarded Mason Square complex, this one-of-a-kind two-bedroom, two-bathroom apartment included a very generous outdoor terrace of around 57sqm. Our unique Sale by Set Date® approach produced a strong early sale at $683,000.

Niddrie: 302/503 Keilor Road. One of just 24 apartments in a boutique mid-rise building, this two-bedroom apartment attracted a mix of market entrants and investors before achieving a pleasing mid-week sale at $450,000.

Pascoe Vale: 56 Warwick Road. Just a stone’s throw from the expanses of Cole Reserve, this two-bedroom townhouse benefitted from a cool contemporary renovation, selling prior to auction for $630,000.

The most important message to come from results like these is that if you are considering selling, the cooler temperatures are the last thing you need to consider in timing your sale. History shows that the next couple of months are often the time where the imbalance between buyer demand and listing supply is stacked most heavily in favour of the seller. That’s a benefit that should not be overlooked.
