Productive negotiations make a big difference

Recent market data has confirmed that property listing numbers have seen a pleasing increase in the lead-up to the official start of Spring. So it’s probably a good opportunity to remind everyone of the important role that negotiations can play in achieving a positive result in today’s market.

We saw more examples of the impact of professional post-auction negotiations again this week when they made substantial differences to a couple of notable results.

On one hand, we saw a substantial four-bedroom, three-bathroom home (pictured) set high in Lana Court, Airport West achieve a pleasing bonus after it was passed in for further negotiation at last weekend’s auction. The SOLD sign went up during the week at $1.265 million, which was close to $100,000 above the level it paused at on Saturday.

The result at this week’s auction of a two-bedroom unit on Pascoe Vale Road in Essendon took less time to complete, but negotiations still played a role in the minutes after the auction before a very pleasing sale at $620,000 was completed.

At the other end of the spectrum, there are times when the buyers are so keen that they don’t want to wait for auction day to arrive. This was certainly the case in the lead-up to the scheduled auction of a two bedroom unit in McCullock Street, Essendon North. Being within a few short steps of the cafes and trams on Keilor Road, this tidy front unit didn’t make it to auction day, with our happy vendors deciding to accept an early offer during the week.

Of course, there are also those results where the prospect of a future deadline can be just as effective, even when there is more time to wait. This was the case in another mid-week sale where the closing date on a Sale by Set Date® campaign was still almost three weeks away for a two-bedroom apartment on Mount Alexander Road in Essendon. Productive mid-week negotiations saw this one sold for $535,000.

As you can see from these examples, there are a number of different roads you can take to reach your desired goal of a pleasing sale. It all comes down to getting the right advice and setting the right strategy in place from Day One.
