Among a number of very pleasing sales this week we noticed that the local apartment market seemed to come in particularly sharp focus this week. With a variety of first home buyers, property investors and local downsizers all having an interest in this particular market segment, we have been achieving some outstanding sales result in the apartment market lately, and this week’s results are a prime example.

They included:

3/1-7 Sandown Road, Ascot Vale sold $565,000

Situated in the boutique Kingston development (pictured), this two-bedroom apartment offered a city-fringe lifestyle within walking distance of Showgrounds Village, Flemington Racecourse, public transport, the cafes on Union Road and Newmarket Plaza. The north facing balcony offered peaceful views, whilst the kitchen featured stone waterfall benches, Ilve appliances and soft-close drawers. This one achieved an excellent sale at $565,000.

115/1044-1046 Mt Alexander Rd Essendon

As the address might suggest, this two-bedroom apartment also enjoyed a high level of convenience, being close to North Essendon Village, Windy Hill Fitness Centre and local shops, not to mention trams and buses at your doorstep. This one barely hit the market before it was snapped up in the mid $400,000’s.

124/2 Gillies Street Essendon North

This on-trend two-bathroom apartment attracted interest from several young professional couples who found the location close to popular cafes and restaurants very appealing. A fully undercover north-facing terrace and quality appointments also played a role here, resulting in a strong sale close to $400,000.

Sales results like these are certainly further evidence of the strength of the apartment market on Melbourne’s northern edge, however it is worth noting that we have also been achieving some outstanding sales on a wide variety of property types in our area.

So, if you need any advice or assistance in preparing for the coming Spring market, or you simply need an update on your property’s current value, don’t hesitate to give us a call.
