Demand continues to exceed supply

The string of strong sales results that our team at Barry Plant Moonee Valley has been achieving recently continued this week, both at auction and through competitive negotiations.

We saw further evidence of the underlying confidence among buyers, enhanced by the ongoing shortage of property for sale in our part of Melbourne, playing out in a variety of settings including:

Airport West: 3/51 North Street. Securely located at the rear of the block, this two-bedroom unit drew good inquiry levels from the moment it hit the market. The contracts were inked during the week at $635,000.

Airport West: 86 Bowes Avenue. Offering a contemporary low maintenance lifestyle, this three-bedroom double-storey home near the McNamara Avenue shops sold at auction for $800,000.

Airport West: 48 Walters Avenue. The potential offered by a generous allotment of 697sqm was the main attraction with this two-bedroom timber home (pictured) with trams and shops around the corner. This week’s auction soared more than 10% above our happy vendor’s reserve, selling at $1.113 million.

Essendon: 5/88A Cooper Street. Situated a stone’s throw from Buckley Park, this privately positioned two-bedroom unit attracted strong interest from a mix of downsizers and young families, selling for $715,000.

Keilor East: 1/78 Arcade Way. Quality renovations certainly enhanced the appeal of this three-bedroom front unit with park views. A very pleasing mid-week sale at $790,000 was the result.

Niddrie: 30 Muriel Street. A competitive bidding duel between three buyers saw the price of this impressive single-level four-bedroom home near St John Bosco’s Primary School soar above reserve.

With additional results still awaiting finalisation in areas like Ascot Vale (two properties), Avondale Heights, Essendon and Maribyrnong, there is no doubt that the buyer demand is there for those who may be considering making a move in the next few months.
