Buyers keen to beat holiday deadline

The clock is ticking towards the end-of-year break but, as you’ll see below, a substantial number of homebuyers in and around the City of Moonee Valley were still keen to lock in their next home before the arrival of 2024.

As you can see from the list below, several buyers weren’t keen to wait until the scheduled auction date to take action, with several strong pre-auction sales being completed this December.

They included:

Airport West: 54A Elstone Avenue. Combining family-friendly generosity with a low maintenance ethic, this modern single-level three-bedroom home sold for $1.15 million during the week.

Avondale Heights: 5 Bordeaux Street. Offering clear potential for renovation or redevelopment, this three-bedroom home on a corner site of around 563sqm sold at auction for $960,000.

Essendon: 35B Ardoch Street. Conveniently situated a stone’s throw from Glenbervie Station, this tri-level townhouse sold at auction for $910,000.

Essendon: 110A Deakin Street. Three groups of buyers pushed the bidding for this striking four-bedroom contemporary showpiece (pictured) to $1.555 million, which was above our happy vendor’s expectations.

Glenroy: 56 Gladstone Parade. Using our unique Sale by Set Date® strategy, this modern four-bedroom, three-bathroom home sold at $950,000 well before offers were due to close.

Keilor East: 30 Milleara Road. Enjoying easy access a variety of schools and shopping precincts, this charming four-bedroom home sold close to 10 per cent above reserve at $990,000.

Keilor Park: 57 Swan Street. As previously posted, it was the potential for renovation or development that saw this family home on around 697sqm selling prior to auction for $795,000.

Moonee Ponds: 601/525 Mt Alexander Road. Located on the penthouse level with spectacular views, this two-bedroom corner apartment sold for $598,000 well before offers were due to close.

Moonee Ponds: 113 Waverley Street. Nestled a short walk from the river and the arts complex, this elegant four-bedroom home registered a strong mid-week sale at $1.59 million.

Niddrie: 15 Shaw Street. With enormous appeal for families and entertainers, the auction of this four-bedroom, three-bathroom contemporary home saw the SOLD sign go up at $1.325 million.

Strathmore: 115 Mascoma Street. A large garden allotment of around 864sqm added to the appeal of this three-bedroom home in the Strathmore College zone. The deal was completed at $1.515 million.

Yarraville: 184 Roberts Street. A competitive bidding duel between three bidders saw this updated three-bedroom, two-bathroom timber home sell well above reserve at $1.065 million.
