Buyers determined despite the chill

We may have felt plenty of signs of the Winter conditions this week, as you would expect as June turns into July in Melbourne, but we also saw plenty of signs of the underlying confidence in the property market in the City of Moonee Valley and surrounding suburbs.

Once again, this buyer demand was noticeable in a wide range of areas and price ranges, as this selection of recent sales results shows:

Brunswick West: 3/28 McLean Street. Boasting a location that put many of Brunswick’s lifestyle benefits nearby, this freshly painted two-bedroom unit attracted interest from a range of first home buyers, investors and downsizers. It was sold just after this week’s auction for $560,000.

Essendon: 5/25 Raleigh Street. This thoughtfully updated two-bedroom villa unit enjoyed a high level of convenience with trains, trams, shops and the Windy Hill centre all nearby. The contracts were inked during the week.

Essendon North: 209/1C Berry Street. Part of the distinctive Imex Apartment complex (pictured), this one-bedroom apartment was sold more than a week before offers were due to close on a Sale by Set Date® campaign. The keys changed hands at $335,000.

Kealba: 49 Rowan Drive. A carefully targeted off-market campaign utilising our extensive database of motivated buyers saw this three-bedroom single-level home near Brimbank Park sold during the week for $720,000.

Niddrie: 2/71 Haldane Road. This modern two-bedroom townhouse situated a short stroll from the cafes on Keilor Road sold at this week’s auction for $692,500.

Niddrie: 3/40 Hotham Road. Securely nestled at the rear of a boutique group of three, this well-appointed three-bedroom, two-bathroom townhouse made an impact with its stylish kitchen and sunny outdoor entertaining deck. The SOLD sign went up at $845,000.

Make no mistake, the ongoing shortage of properties for sale and the consistent levels of demand from buyers are continuing to produce some excellent sales results for property sellers in our part of Melbourne. When you add in the impact that the tax cuts are likely to have on people’s ability to borrow from this week onwards, there’s a lot to be said for sellers getting their properties on the market now rather than waiting for Spring.
