$3 Million sale confirms market resilience

The fact that four very determined buyers pushed the price of a brand new home in Essendon above the $3 million-mark despite the recent interest rate rise probably says more about the buyers’ state of mind than I ever could.

And that was just one of the recent sales results that got local homeowners talking, as this summary shows:

Airport West: 3/74 McNamara Avenue. One of four in a modern collection near the shops, this two-bedroom townhouse saw the contracts inked during the week at $650,000.

Brunswick: 4A Sturrock Street. Combining contemporary architecture with a 6-star energy rating, this three-bedroom home attracted strong early interest, selling prior to this week’s scheduled auction (pictured).

Essendon: 69 Nimmo Street. As mentioned above, this brand new five-bedroom contemporary showpiece with a pool located opposite Buckley Park College attracted strong bidding from four separate buyers, resulting in an impressive sale above $3 million, which was well above out happy vendor’s expectations.

Keilor East: 11 Valley Lake Boulevard. One of the few remaining vacant homesites in the highly regarded Valley Lake Estate, this 439sqm block found new owners during the week.

Moonee Ponds: 22/51 Buckley Street. A sought-after position close to Queens Park and the cafes on Puckle Street added to the appeal of this single-bedroom flat, with a prompt sale being completed at $279,000.

Niddrie: 8 Albert Street. A quiet and convenient location near Rosehill Secondary College enhanced the appeal of this three-bedroom terrace, with mid-week negotiations producing $830,000.

Niddrie: 41A Carrington Road. A stylish single-level floorplan with its own frontage made this low maintenance three-bedroom home a popular inspection, with a strong mid-week sale soon finalised.
