Off-the-plan sales setting new benchmarks
One of the market trends that we’ve been we’re noticing of late, particularly in the past six months or so, is the growing number of off-the-plan property sales that are setting new benchmarks for the Moonee Valley area.
If you’re unfamiliar with that term, ‘off-the-plan’ sales refer to those purchases where the home is fully designed with a complete list of fittings and finishes, but is yet to be built.
Off-the-plan sales are commonly used in new housing projects such as new townhouses or apartment buildings, as well as new estates on the outer fringes of Melbourne. However, here at Barry Plant Moonee Valley we have been achieving some outstanding off-the-plan sales at the upper end of the market, including one recent result that is sure to get people talking.
The property in question was a striking four-bedroom side-by-side town residence to be built in Moonee Ponds. Construction is due to commence later this year, however a quiet off-market campaign saw a sale completed before a marketing campaign even reached the planning stage.
For those with a keen eye on local property values, the deal was completed by our own Walter Mahch at a price above $3.5 million. This was the second time in a matter of months that Walter has negotiated an off-the-plan sale in this price range, as regular readers might remember from a POST EARLIER THIS YEAR.
