Winter sales sizzle for acreage properties
Buyers splash big bucks on lifestyle homes in Lysterfield, Cottles Bridge and Nyora
A dream lifestyle has become reality for buyers snapping up luxurious acreage homes across Melbourne.
In Lysterfield, a family from Rowville splashed an eye-watering $2.2 million on a grand four-bedroom house on 1623sq m at 49 Grange Drive.
The property generated 45 inspections within 30 days and two competitive offers, according to Barry Plant Rowville director Anthony Johnson.
“It was marketed beautifully and presented spectacularly,” he said.
The home’s location in the exclusive Carrington Estate was also a drawcard, as the area is a magnet for families wanting to upgrade to larger lifestyle homes.
“There is high demand for houses in this estate, which has tightly held homes on big blocks ranging from a third of an acre to five acres,” Mr Johnson said.
Lysterfield properties have sold for multi-million dollar prices, including the record-breaking $8 million for five-bedroom trophy home on 1.98 ha at 4 Bergner Court.
Listings in the estate attract strong competition, including the six offers received for the bespoke four-bedroom showpiece on 1614sq m at 11 Percival Court, snapped up for $3.8 million.
Lifestyle homes in Cottles Bridge were also in demand, including a five-bedroom architect-designed house on 5.1ha at 175 Belfields Road, which changed hands within the price range of $1.99-$2.1 million.
The property won the hearts of a local family wanting to upsize, according to Barry Plant Eltham agent Lauren Exton.
“They had been looking for their dream home for months,” she said.
“They fell in love with this complete package that offered an elegant house on sprawling grounds with a pool, tennis court and tranquil country views.”
The property is a standout in the suburb where most homes are tightly held for more than 20 years.
“It was listed with another agent for more than a year and we sold it in 58 days,” Ms Exton said.
“It’s a great result for the area.”
And in Nyora, a three-bedroom custom-built house on 10,680sq m at 37 Henrys Road, has sold for $1.39 million, within the vendor’s expectations.
The property attracted solid interest that was heavily influenced by a strong social media campaign, and a total of 21 groups attended the opens, according to Barry Plant Korumburra director Joanne Gillard.
“This one-of-a-kind home is something a bit special,” she said.
“I believe the views of the South Gippsland hills definitely brought a few people in.”
The property attracted one formal offer, while two other buyers showed verbal interest at the same time, Ms Gillard added.
The new owner from Patterson Lakes was looking for a lifestyle change but did not want to compromise on quality.
“Being able to combine a fabulous location and outlook with a high quality home met all their requirements,” Ms Gillard said.
This was the second time Ms Gillard sold this property, the first time was five years ago to the vendors.
