Top auction result for Bundoora showpiece
Reserve price smashed for beloved northern suburbs family home
A Bundoora house has snared an eye-watering price of $100,000 above the seller’s reserve at a packed auction.
The 2 Hanover Road property fetched $1.9 million, which was the top auction result for the Barry Plant Group for the last week of July.
Priced at $1.65-$1.8 million, the four-bedroom family home sold under the hammer with four bidders competing on July 30.
A crowd of 100 people watched a family from Maribyrnong defeat bidders from South Morang, Coburg and Bundoora to win the keys to the home, Barry Plant Epping sales manager Michael Stamboulidis said.
“It achieved a great result as it was one of the finer homes on the market and the best I’ve sold in my 25 years in the industry,” he said.
“Properties of this calibre are in high demand.”
Expertly marketed with online advertising and a great video presentation, the rare offering drew attention from buyers across Melbourne and was inspected by more than 50 groups.
“Many had been searching for a while, some had been waiting up to two to three years for a home like this to come up,” Mr Stamboulidis said.
Prospective buyers were impressed by views of Queens Park and Plenty Gorge, immaculate presentation, spacious family-friendly floorplan and top-class finishes, Mr Stamboulidis said.
The sellers who built the house about 10 years ago were moving closer to the city to live near work and family.
“It was a pleasure working with them and they were over the moon with the result,” Mr Stamboulidis said.
The luxurious double-storey house stands tall on 710sq m in the coveted University Hill precinct.
Ideal for a growing family, it includes a formal lounge room, home office, family room with a gas fireplace plus a theatre or rumpus room.
Taking centre stage, a stunning Hampton-style kitchen gleams with an island bench, 40mm Caesarstone benchtops and quality stainless steel appliances, and includes a butler's pantry and dining area.
The spacious upper level offers a bright retreat, the main bathroom and four bedrooms, including two with walk-in wardrobes. The main bedroom showcases a spa ensuite, dressing room and a balcony.
An ideal party venue, the property features a decked outdoor entertainment zone with a kitchen, inbuilt gas barbecue, custom-made motorised blinds, ceiling fans, a wood fire heater and a bathroom.
Quality appointments include zoned reverse-cycle heating and refrigerated cooling, solid hardwood floors, Roman blinds, ducted vacuum, alarm, plus a side driveway to a triple garage.
The property’s location on the cusp of the green belt was also a drawcard, according to Mr Stamboulidis.
It is near parks and walking tracks, the popular Uni Hill shopping precinct, restaurants, cafes, the Plenty Road tram and access to the M80 freeway.
“Quality schools plus La Trobe and RMIT universities are also nearby,” he added.
