Motivated buyers eye rare offerings in Yarra Valley in-demand suburb
A stunning semi-rural acreage in the outer-east suburb of Gruyere has been snapped up after only eight days on the market.
The 6857sq m property with two houses at 4 Fords Road sold for an undisclosed amount at the upper end of the $1.5-$1.6 million price range, according to Barry Plant Croydon agent Sarah Savio.
The buyers, a family from Coldstream, were drawn to the opportunity for multi-generational living in idyllic surroundings.
“They loved the tranquillity of the area and made an offer immediately after the first inspection,” Ms Savio said.
“The block is also a rare size because most properties in Gruyere are five acres and above.”
The sellers who built the two houses on the block were upsizing to a larger acreage in the Yarra Valley, Ms Savio added.

With its rich land and equine facilities, the area is also a magnet for hobby farmers and horse enthusiasts, she added.
During the period from March 2022 to February 2023, Gruyere was one of Australia’s Top 10 suburbs attracting the highest number of potential buyers per house listing, according to Proptrack data.
With 376 potential buyers per listing, it was among four outer-eastern Melbourne areas most sought-after by highly engaged and motivated buyers.
Just seven houses sold in Gruyere in the past 12 months and five were listed for sale in the past month, according to realestate.com.au.
Ms Savio sold a captivating lifestyle property of 14.5 acres at 143 Killara Road in November 2021, which drew four offers from local and out-of-area buyers.
A couple relocating from London splashed more than $2 million on the stunning Federation-style house on a block backing on to the Warramate Hills Nature Conservation Reserve.
“They loved the character of the home, its serene setting and mountain views,” Ms Savio said.
With paddocks and a dam, the property was perfect for equine enthusiasts as it featured a floodlit ménage, tack room and three stables.
Also ideal for horse enthusiasts or a multi-generational family, a property of 37 acres with two houses at 515 Victoria Road, will hit the market soon with a $2.3-$2.4 million price tag.
“We expect this property will attract attention from far and wide,” Ms Savio said.
