Animal lovers buy multi-million dollar Pakenham Upper property for rescue shelter

A pool of keen buyers and a strong social media and video campaign have helped a Pakenham Upper seller land a huge result.

The acreage property at 195 Huxtable Road was unsold for four months with another agency, until Barry Plant Pakenham stepped in and sold it in four days.

“The best offer they had earlier was $1.5 million,” Barry Plant Pakenham, Berwick & Drouin managing director Matt Ketteringham said.

“But we managed to get nine offers and 32 groups at the first inspection and sold it for $1.71 million.”

Priced at $1,595,000-$1,754,500, the property previously changed hands for $862,000 in 2013.

Mainly younger families were attracted to the 4.2ha property, which includes a four-bedroom house with a pool and spa, and features outstanding views,a floodlit ménage, sheds and paddocks (pictured below).

The new owners plan to set up an animal rescue shelter on the property, according to Mr Ketteringham.

“The very happy sellers have also purchased a lakeside estate lifestyle home in Pakenham through us,” he said.

Mr Ketteringham noted the number of listings in the region had risen strongly in autumn, and this was matched by strong auction results and quick sales.

“There has been a huge supply of listings but the demand is still strong, and a good sale will depend on the agent’s experience, service and a great campaign,” he said.

“There is enough demand and our listings don’t stay on the market for long.”

Strong sales in Berwick despite surge in supply

It took one inspection to sell the four-bedroom house on 714sq m at 1 Ellaswood Close, Berwick (pictured below), for $980,000.

Barry Plant Berwick also sold two properties under the hammer on May 11, which was an auction Super Saturday in Victoria.

Two bidders competed for 49 Jamieson Way, Berwick (pictured below), and the property sold for $1.28 million.

which was priced at $900,000-$990,000 and changed hands for $950,000.
