An auction on August 24 delivered a dream result for the owners of a three-year-old house at 45 Madigan Crescent, Mill Park.

This sale further highlights the strong demand for properties in Mill Park and the result is consistent with the broader trend of rising property prices in the area.

Four bidders competed for the property and it sold for $1.258 million to a young family from neighbouring Thomastown.

SOLD 45 Madigan Crescent, Mill Park

Modern and stylish and conveniently located just moments from DFO Uni Hill, Plenty Road trams, RMIT University, Westfield and Stables Shopping Centres, South Morang train station, reputable schools and gorgeous parklands, this 3 year old home was a rare find.

The property had a reserve price of $1.05 million, giving the sellers a $208,000 premium. Their dream price was $1.1 million and we were all surprised by the result,” Barry Plant Mill Park - South Morang agent Hayley Margetts said.

“The house was very popular with buyers because it was very new and there are not many gorgeous listings like it in the area.”

According to propertyvalue.com.au, the average median house price in Mill Park has increased by 2.63% over the past 12 month, based on 306 houses reported as sold. This growth is driven by several factors, including:

  • Strong population growth: Mill Park has experienced significant population growth in recent years, fueled by factors such as affordability and proximity to Melbourne's CBD.
  • Infrastructure improvements: Ongoing infrastructure projects, including upgrades to transport and amenities, have made Mill Park an attractive place to live.
  • Limited supply: A shortage of available properties in Mill Park has contributed to rising prices.

There continues to be strong demand from buyers for properties in Mill Park and beyond. If you're thinking of buying or selling, talk to your local Barry Plant agent today.
