Inner ring homebuyers bag cheapies in the west
Braybrook and Maidstone among the most affordable within 11km of the CBD
Buyers on the hunt for bargains nearer Melbourne’s city centre are finding “more bang for their buck” in inner-west suburbs.
Houses in these areas are among the most affordable within 11km of the CBD, according to PropTrack research, as reported in the Herald Sun.
With a median house price of $788,000, Braybrook in Melbourne’s west tops the list of cheapest inner-ring suburbs, which also includes the western suburb of Maidstone with a median price of $873,000.
Houses in neighbouring Footscray and West Footscray, where the median prices are $1 million, and Maribyrnong with a $1.1 median are also attractive options in the inner-west.
Braybrook is popular with buyers priced out of neighbouring suburbs, according to Barry Plant Sunshine agent Victor Hsu.
“They are getting more bang for their buck here, compared to West Footscray, Footscray and Maidstone,” he said.
With its bigger blocks, variety of shopping centres and parks, plus zoning to Braybrook College, one of the Top 50 schools in the state, the suburb is a magnet for families.
Builders and developers are also eyeing homes in the area, including a three-bedroom house at 22 Balmoral Street (pictured below), which has just hit the market with an $800,000-$850,000 price guide.
On a prime 583sq m corner block with park views, it offers buyers the chance to create a multi-dwelling unit development or build their dream home, Mr Hsu said.
Up for auction on October 8, the property is in a desirable location near schools, Kinder Smith Reserve, transport, Central West Plaza and Highpoint Shopping Centre.
Nearby in West Footscray, a character four-bedroom house at 195 Essex Street, sold under the hammer for $1.06 million on September 10.
A total of 110 groups inspected the updated period home which features a “cool” backyard with a new deck, Mr Hsu said.
“They were mainly young families from the local area who wanted to upsize,” he said.
A family from Footscray outbid three other potential buyers to win the keys to the property, located in the coveted Maribyrnong Secondary College catchment and Footscray West Primary School zone.
And in Maribyrnong, a large five-bedroom, three-bathroom house at 30 Kallara Grove, was snapped up before auction for $1.207 million.
“We received three offers from families wanting to upsize,” Mr Hsu said.
“And it sold quickly within the owner’s expectations.”
The updated double-storey house with multiple living areas and a new kitchen, is in a peaceful location with views of Harmony Park.
Near Edgewater Square shops and restaurants, trams and buses, it is a short drive from Highpoint Shopping Centre, Maribyrnong College, Maribyrnong River trail and sports facilities.
