Dromana house sets benchmark with $2 million-plus sale
A spectacular Dromana home has sold for the suburb’s top price in a non-beachside location and an acreage in Boneo with multiple options attracts keen interest.
The 12 Jackson Way house of just two years fetched (pictured above and below) $2.175 million in a post-auction deal on May 4, Barry Plant Dromana auctioneer Stuart Rooke said.
The four-bedroom house set on an elevated block of 1559sq m had price hopes of $2-$2.2 million.
“It sold at the top of the range and showed quality homes will do well and attract good interest,” Mr Rooke said.
“The vendors were delighted with the result as they were keen to close the deal and move on with another build.”
The new owners, who were relocating from Mornington, inspected the property three times during the campaign.
The stunning home sits in a neighbourhood of premium lifestyle properties near Dromana Primary School and Secondary College, the beach and town centre.
While silvertop ash cladding is a feature of the striking architectural exterior, the lavish interior showcases a main bedroom with an ensuite featuring a glass ceiling, walk-in shower, bathtub and dual-vanity unit.
Meanwhile, the auction clearance rate for the week ending May 5 in Victoria was 60 per cent, according to the Real Estate Institute of Victoria.
There were 1168 auctions results reported, with 506 properties sold at auction, 175 sold prior and 21 post-auction. Another 320 properties passed in.
Barry Plant Dromana also recently found a buyer for 298 Boneo Road, Boneo, who paid $2.45 million for the property in a private sale.
Three groups from nearby Flinders and further away in Melbourne’s eastern suburbs were interested in the acreage offering with a $2.235-$2.255 million price guide..
“Such five-acre plots that offer rezoning and development potential are seldom listed,” Mr Rooke said.
The 1.51ha site with a picturesque landscape is bordered by significant land holdings. It could be used as a lifestyle retreat with space for equine facilities, a horticultural venture or holiday accommodation.
The agency also has two unique listings, including Boatshed 168 on the Dromana Foreshore, that has price hopes of $310,000-$341,000.
Number 130 on the Rosebud Foreshore has a price guide of $148,000-$162,000.
