Bundoora seller bags six-figure windfall in fast auction
Spacious family homes attract multiple bidders and strong prices for sellers
It took just three minutes for a Bundoora house to fetch a hefty premium under the hammer.
In a blink of an eye, the 109 Queens Gardens property zipped from an opening bid of $1.7 million to finish at $1.96 million on August 3, Barry Plant Bundoora Auctioneer Michael Egan said.
The sale price was the highest in the suburb so far this year, records showed.
All three buyers bid strongly, with $20,000 rises, and the auction was over in minutes.
“It sold strongly for more than $100,000 over the vendor’s reserve,” Mr Egan said.
“The property was popular with busy inspections, and it came down to two bidders who both lived in the area.”
With a $1.7-$1.82 million price guide, the four-bedroom house on 723sq m is an entertainer’s dream and features a pool.
The buyer was upsizing while the vendors were moving interstate, Mr Egan added.
In the same suburb on the same day, Mr Egan sold 11 Windmill Street for $1.235 million. The sale was negotiated after the property passed in for $1.19 million.
He noted that the Bundoora market was a strong one for “high quality family homes that were low in supply”.
Sellers of four-bedroom homes in several other Melbourne suburbs also did well at auctions.
In Wantirna South, five buyers placed bids as low as $100 in a drawn-out contest lasting 40 minutes for 42 Matilda Avenue.
The property, which backs on to The Knox School private college, had a $1.25-$1.375 million price guide, but sold for $1,455,500, Barry Plant Wantirna Director Daniel Cripps said.
“The house was in a sought-after location and the auction came down to two bidders,” he said.
“And the buyer won it with a final $500 bid.”
Mr Cripps also sold another four-bedder located close to sought-after Waverley Christian College for $1.1 million.
The 10 Milbrey Close, Wantirna South, home was scheduled for auction but sold prior to a family keen to knock down the house and rebuild on the corner site.
The property, which had a $950,000-$1.045 million price guide, took just 10 days to sell.
Also sold under the hammer on August 3 was a large family home at 12 Augustines Way, Keilor, and it fetched $1.16 million. The auction kicked off with an opening bid of $1 million and the property was called on the market at $1.09 million.
The four-bedroom home, in original condition since it was built in 1980, attracted two bidders.
Another four-bedroom home, 7 Langmore Drive, Hillside, sold strongly for $970,000 after an opening bid of $850,000.
The prestigious home in the coveted Banchory Grove Estate drew several bidders and was listed by Barry Plant Taylors Lakes agent Sash Mitrevski.
