A luxury Balwyn North house left unsold by another agency has found a buyer after being re-listed by a Barry Plant agent.

The 49 Tuxen Street sale above $6 million, pictured above and below, was among the top results in the suburb this year, according to records.

Barry Plant Manningham agent Isabella Kou listed the property after it was left unsold with another agency in late 2023.

The French Provincial-style showpiece on 1011sq m with six bedrooms and five bathrooms had a $5.88-$6.46 million price guide.

“It was a record sale for such a house on a single block in the area,” Ms Kou said.

Sales of similar French Provincial-style homes in the area have mainly been in the $5 million range.

Ms Kou noted that $6 million-plus sales in Balwyn North were mainly for new luxury homes on larger blocks.

“The house was seven-years-old and has only five parking spaces while many new luxury homes can have up to 10 parking spaces,” she said.

Several buyers made repeat inspections of the property and were impressed by the quality fixtures and finishes, glamorous interior spaces, theatre room, gym and indoor pool, plus location in the Balwyn High School zone.

It sold before auction to a family that lives in both China and Australia.

“We were glad to have the listing as we don’t normally list in Balwyn North,” Ms Kou said.

“And the sale has generated more inquiries for us in the area.”

She has since listed a four-bedroom house on 1011sq m at 19 Chelmsford Street, Balwyn North, pictured below, for auction on May 11, with $2.95-$3.2 million price expectations. The property is being offered for sale for the first time in nearly four decades.

Another strong recent sale for Barry Plant Eastern Group was a luxury home at 3 Dora Court, Templestowe, pictured below, which fetched $4,399,999.

Displaying a stunning design, the lifestyle home on 4005sq m is in a sought-after pocket and features four bedrooms and three bathrooms.

The sale was among 160 in 55 days reported by the Barry Plant Eastern, an indication of its presence and reach in the east and outer-east suburbs.

Barry Plant Manningham Director Scott George said autumn was a good time to sell because of the lack of competition as many homeowners preferred to wait until spring to list.

“Home owners should instead list now before the spring rush as the demand for property is still strong,” he said.
