It took just one day for the right buyer and a willing seller to form the perfect match, sealing a multi-million dollar deal in Balwyn.
The new French Provincial-style house at 62 Stroud Street changed hands for a stunning $5.9 million, according to Barry Plant agent Isabella Kou.
The price is the highest in the suburb this year for a property of less than 700sq m, according to sale records.
“It sold in a day because we were able to match the right buyer with the seller,” Ms Kou said.
“This shows that Barry Plant is making significant inroads into Balwyn and nearby suburbs, and we are able to get buyers there.”
Ms Kou is confident the agency will enjoy a growing market share in those suburbs, where multi-million dollar listings and sales are common.
“The buyer had previously looked at 49 Tuxen Street, Balwyn North, which we sold for more than $6 million in April, but the property didn’t suit their needs,” Ms Kou said.
“When 62 Stroud Street came up, I thought it would be ideal for them because they wanted a new house in Balwyn and had the budget for it.”
The local family inspected the property, loved it, and made a strong offer that met the seller’s expectations.
The opulent showpiece with 63 squares of living area is in a sought-after street and in the coveted Balwyn High School zone.
Boasting five bedrooms, five bathrooms, and cutting a fine figure on 662sq m, it offers multiple indoor and outdoor zones and deluxe finishes. There is easy access to Kew’s private schools, village shops and Westfield Doncaster.
Meanwhile, Ms Kou also sold 21 Chelmsford Street, Balwyn North, for $3.1 million. The seller, a true Balwyn North local, had owned the house for 43 years prior to the sale.
According to Ms Kou, the property is now set to be developed by the same developer who transformed 62 Stroud Street from a rundown cottage into a luxurious family home.
Ms Kou has been working hard to service the local community all year, having also sold nearby 19 Chelmsford Street earlier in 2024.
She noted that September was a busy month for the agency with plenty of new listings and sales and that October was continuing in that trend.
One of Ms. Kou’s recent sales, 26 Anthony Avenue, Doncaster, was secured by a family from Blackburn who fell in love with the property, purchasing it for $2,236,800—a price that left the sellers delighted with the result.
