Getting ready for Summer
Now that the traditional Spring property market has drawn to a close for 2024, a number of local homeowners will now be considering selling in Summer.
Some of these will be people who have purchased a property in the past few weeks and need a sale to complete that purchase, while others may simply be weighing up their options after a change of plans or circumstances.
The important thing to keep in mind if you are one of these sellers is that the property market does not go into shutdown over Summer. Apart from the one-to-two-week period around Christmas and the New Year when things are obviously quieter, there will still be property sales being successfully negotiated.
In fact, a few years back there was a long-term study which found that more than 20% of all Australian property sales take place in Summer.
So, if you are considering making this move, there are a couple of tips you need to consider.
First and foremost, I would suggest that you get experienced advice on what strategy is likely to be most productive for your type of property in the local market. You need to be aware that timing is crucial when it comes to selling in Summer, not only in choosing when to bring matters to a head, but also when to launch your property onto the market for the first time.
Secondly, focus on your specific property type and your local market, rather than being distracted by broader market news. For example, at this time of year we see an increase in activity in markets like the beachside areas or popular holiday destinations, which can impact overall sales data.
Another factor that many homeowners overlook is that a seasonal shortage of property on the market can work in your favour. Not only will less competition mean that your property stands out, but it can create more competition among those buyers who may have already sold and are particularly keen to secure their next home within a short time frame.
Of course, if you do have questions about selling in Summer or the property market in general, our team at Barry Plant Thomastown is always happy to help, so feel free to call us on 9466 3233.
