Townhouses proving popular right now

Whilst the team at Barry Plant Moonee Valley is continuing to achieve excellent sales results for vendors with a wide variety of property types and in a variety of price ranges, it’s been interesting to note that one particular property type has been attracting particularly strong buyer interest in and around the City of Moonee Valley recently.

It may simply be a coincidence, and only time will tell whether this is a sustained trend, but among our recent sales results have been a number of particularly pleasing sales on townhouses, as this small cross-section shows:

Aberfeldie: 3/15 St Kinnord Street. Combining heritage influences in its styling with a modern free-flowing floorplan, this particularly generous four-bedroom, two-bathroom townhouse achieved an excellent sale as a result of a thoughtfully targeted auction campaign. This appealing property attracted competitive interest from four bidders at this week’s auction, pushing the bidding above our happy vendor’s reserve before the SOLD sign went up at $1.235 million.

Essendon North: 1/15 Duffy Street. Attractively fronting a popular street lined with leafy green palm trees, this modern three-bedroom, two-bathroom townhouse had buyers responding to its location a short walk from Keilor Road and the north-facing entertainers’ courtyard. An added bonus was that it offered its own street frontage and driveway, adding to the sense of personal privacy. This week’s auction saw the gavel fall at $940,000.

Maribyrnong: 7/1 Grandview Avenue. Enjoying a serene location where parkland dominates the local landscape, this beautifully renovated two-bedroom townhouse attracted interest from market entrants, downsizers and investors before mid-week negotiations produced $525,000.

As I mentioned earlier, results like these may simply be a coincidence, but they should certainly give owners of townhouses a few extra reasons to think about making their next move sooner rather than later if they are considering taking their next step on their property journey.
