Tick these three boxes for the best result when selling your home

I’ve been a real estate agent for 17 years, in a range of suburbs and states, and I’ve learned that across all these markets there are three factors that sellers need to get right to get the best result when selling a property.
These factors are:
- Well quoted
- Well marketed
- Well presented
In more buoyant markets, you could get two out of three of these factors right and still bring home a great result. But today’s market isn’t so forgiving.
Well quoted
While we take into account what properties like yours have sold for recently (and provide you with this information) it’s also vitally important to consider what homes currently on the market are asking when setting your price range because that is what buyers will be comparing. The market moves quickly and what was sold just three months ago may not still be relevant to what your home will achieve. While it seems self-serving, my advice is to listen really carefully to what your agent believes is a realistic price guide. A top agent knows the local market intimately just as a top agent will have the skills to negotiate the best possible price for you.
Well marketed
By this I mean that your property has to be presented with its very best face forward. It has to quickly engage buyers and draw them to inspect. I recommend really good photography and a floorplan as a minimum. Bigger homes or homes with unique features should have a video and even drone footage if the property is close to parkland, bushland, the water or another desirable feature. Well presented
Since the pandemic, it’s become evident that many buyers are looking to put a key in a lock and move into a home where they don’t have to do anything. Therefore, renovated and beautifully presented homes are attracting the majority of buyer interested. In some circumstances, it may not be possible to have a turn-key home and in these cases, getting the other two factors absolutely spot on is even more important.
