Signs of an early Spring continue

We’ve been talking about the possibility of an early start to the Spring selling season in Melbourne for a few weeks now, so the arrival of a few sunny days with warmer temperatures this week did noharm to that perception.

We saw some more results this week with a definite Spring flavour to them as well, not to mention a continuation of the trend that we have been talking about in IN OUR WEEKLY POSTS where buyers are competing particularly strongly for properties with lower maintenance requirements.

Two of our most recent sales reflect this trend.

On one hand we auctioned an attractive three-bedroom, two-bathroom townhouse at 1/28 Roland Avenue in Strathmore (pictured) this week. Enjoying a strong front position with its own driveway, this well-appointed home made a positive impact on buyers with its clean lines, neutral décor and quality appointments, along with its private rear courtyard with space for entertaining.

The value of experienced negotiation came to the fore, with our team being able to achieve an additional $32,000 for our vendor after the auction, when the SOLD sign went up at $892,000.

Meanwhile, over in Aberfeldie, another three-bedroom townhouse in Afton Street achieved a similarly strong sale after mid-week negotiations rather than the competitive environment of an auction. The fact that these two results on similar types of real estate were achieved through quite different methods confirms the level of buyer interest as we head into Spring.
