More signs of growing buyer confidence

Once again this week, we’ve seen further signs of buyer confidence in the Moonee Valley property market, including several pre-auction sales being completed when buyers have been unwilling to wait until the scheduled auction day.

Among our most recent results were:

Airport West: 14A Highlands Avenue. This easy care three-bedroom home proved the value of professional post-auction negotiations, with the SOLD sign going up at $825,000 (pictured) immediately after the auction, more than $50,000 above the ‘passed-in’ figure.

Airport West: 78A McNamara Avenue. The striking contemporary architecture of this near new three-bedroom home certainly made an impact on all who visited it. Enjoying a convenient corner location a short walk from the shops, it was sold through productive mid-week negotiations.

Essendon: 12 Lyttle Avenue. A leafy green outlook across Five Mile Creek Reserve over the back fence added to the appeal of this four-bedroom, two-bathroom timber home, resulting in an early sale well before offers were due to close on a Sale by Set Date® campaign.

Keilor East: 8 Etka Avenue. Attracting interest from renovators, builders and developers, this four-bedroom home on around 639sqm of land was sold during the week for $1.09 million.

Niddrie: 23A Hutchison Street. Constructed over three levels with sparkling city views from the upper reaches, this three-bedroom home was successfully sold during the week when an early offer of $1.39 million convinced our vendors to cancel the auction.

North Melbourne: 16/26 Brougham Street. Attracting enquiries from a mix of investors and city workers keen to get a base on the city-fringe, this compact apartment sold for $268,000.

Strathmore: 11 Grammar Street. This classic brick three-bedroom home situated within strolling distance of Strathmore College and Primary schools, was originally scheduled for auction this weekend, but was sold before it even hit the internet.
