Grand Final brings another 100pc result

Before I get too focused on the property market in the City of Moonee Valley, allow me to congratulate all those Brisbane Lions supporters out there including, of course, those long time Fitzroy supporters who have stuck with the maroon, blue and gold despite the geographical challenges. My sympathies also go to the Swans supporters who led the way for most of the season, only to stumble at the final hurdle.

Of course, with the Grand Final now behind us we need to acknowledge that we are now at a point in the year where there are very few distractions ahead for anyone planning on buying, selling or both before the end of 2024.

Not that the football has ever been a genuine distraction for a motivated buyer who is keen to find their next home, as we saw this week when our one and only auction on the morning of the Grand Final achieved an excellent result, confirming another 100 per cent auction success result for our vendors.

The property in question was a fresh, light-filled townhouse in Montgomery Street, Maidstone (pictured) set at the rear of a boutique collection of three homes close to shops, trains and Dobson Reserve.

Offering two bedrooms and a stand-alone study, this good looking home attracted interest from a mix of first home buyers, local downsizers and investors before the auction contacts were inked at $700,000. This sale was one of several our team achieved in Grand Final week, in locations like Avondale Heights, Ascot Vale and Strathmore.

Results like these are reflective of the positive buyer demand we have been reporting for quite some time now in our part of Melbourne, which is good news for anyone considering selling before the end of 2024. However, it is important to keep in mind that there are now around ten weekends left in the year before the approach of Christmas and the holiday season is likely to start impacting on buyer activity. So the earlier you get the wheels in motion, the better your prospects are likely to look.
