Another 100pc result in 'Spring' conditions

If you’re a regular reader of these Updates you’ll probably already be aware that we have been suggesting for a few weeks that Melbourne’s Spring Market may have started a little early this year.

Of course, if you were out and about in the sunshine on Saturday, you may have assumed that the season had well and truly started, and this week’s auctions would have reinforced that. With four to five bidders at every one of our auctions along with a 100 per cent success rate after all five of this week’s auctions were sold, there’s a good argument that the traditional peak season for Melbourne property is now under way.

Here's a summary of what’s been happening:

Airport West: 16A Hart Street. This immaculate single-level three-bedroom unit attracted strong early interest, resulting in a pleasing sale prior to auction at $810,000.

Airport West: 2/7 Bowes Avenue. A total of five bidders pushed the price of this three-bedroom townhouse above our happy vendor’s reserve before the gavel fell at $840,000.

Essendon North: 15 Orange Grove. Productive post-auction negotiations last weekend saw the contracts on this largely original two-bedroom home inked at $1.25 million.

Footscray: 807/4 Joseph Road. Part of the boutique ‘Waterfront’ complex, this well-resourced two-bedroom apartment achieved a very satisfying mid-week sale at $480,000.

Keilor East: 33 Fawkner Crescent. Originally scheduled for auction this week, this potential-filled three-bedroom home on a corner block was successfully sold prior to the weekend at $925,000

Maribyrnong: 1/13 Warrs Road. Pleasingly positioned between Highpoint and the river, this modern four-bedroom, two bathroom townhouse was another to sell prior to auction, achieving $1.07 million.

Moonee Ponds: 24/51 Buckley Street. This compact single-bedroom flat with views attracted interest from investors and market entrants before mid-week negotiations saw the keys change hands at $290,000.

Niddrie: 38 Moushall Avenue. The lifestyle benefits of being within a short walk of a coffee on Keilor Road saw competition from four bidders on this three-bedroom town residence, pushing past the reserve before the SOLD sign went up at $1.05 million (pictured).
