Buyers ‘landing’ new opportunities

Given the level of commentary in the media recently about the cost of constructing a home, and the impact that this is having on homebuyers who are keen to create their next home from scratch, you might haver assumed that the market for vacant homesites around Melbourne has been quiet.

However, the truth is that there are still a number of Melbourne residents who would still prefer to build a brand new home rather than buy one that someone else has previously occupied, and we were reminded of this in a recent result that our team at Barry Plant Gladstone Park achieved last week.

The property in question was an unusual offering, being a vacant homesite on Kirkham Drive in Greenvale (pictured). Not only did it comprise around 700sqm of land, but the impressive frontage of 21 metres offered scope for the construction of a wider than average home that would not be possible on the more compact blocks that buyers usually have to choose from.

Another point of difference with this block was that it was set in an established neighbourhood known for its prestigious homes, giving the new owners an added degree of reassurance about the neighbourhood they were going to move into.

Of course, the close proximity of parkland in the Yuroke Creek Reserve and around the Greenvale Reservoir, as well as easy access to schools and Greenvale Shopping Centre, added to the appeal for growing families of all sizes.

Adding all these benefits together, it was no surprise to see the SOLD sign going up on the board last week, with the contracts being inked at $560,000.

The simple fact is that in the current market in the City of Hume, no matter what type of property you are thinking of selling, the chances are that there are a number of frustrated buyers who will see positives in it.
