The steady rain forced several of our auctions indoors on Saturday, while the chilly weather had a lot of Melbourne residents reaching for their overcoats and puffer jackets this week…but the inclement conditions didn’t seem to impact the results of our vendors this week.

As you can see from the brief summary below, property sales across the City of Moonee Valley and surrounding suburbs have continued with momentum again this week…

Aberfeldie: 102 Fawkner Street. As previously reported, this stunning contemporary residence with an indoor pool was sold well before this week’s scheduled auction.

Airport West: 2/57 King Street. Productive mid-week negotiations saw the SOLD sign go up on this updated three-bedroom town residence for $675,000.

Airport West: 55 Matthews Avenue. A high degree of convenient access to trams and Essendon Fields added to the appeal of this three-bedroom home. A competitive auction produced $745,000.

Airport West: 42 Laurence Avenue. Blending period-inspired styling and contemporary flair, this four-bedroom home in a leafy park-like setting saw the contracts inked last week.

Essendon: 5/21 Spencer Street. Set on the first floor of a boutique grouping of just five, this two-bedroom unit achieved a pleasing mid-week sale after a productive Sale by Set Date® campaign.

Essendon: 114/1050 Mt Alexander Road. The sale of this two-bedroom first-floor apartment was our second result in this building in a week. This time we achieved $505,000.

Keilor East: 153 Brees Road. Being set on a substantial block of around 1164sqm, this five-bedroom home attracted interest from several local builders and investors before selling for $1.55 million.

Niddrie: 32 Teague Street. Originally scheduled for auction this week, this tastefully updated double-storey home of three bedrooms and two bathrooms achieved an early sale at $1.075 million.

Pascoe Vale: 3/21 Main Street. Professional post-auction negotiations came to the fore when this two-bedroom unit was passed in at $570,000, selling immediately after at $595,000.

Strathmore: 1/58 York Street. Luxuriously updated and conveniently located, this three-bedroom, two-bathroom family haven (pictured) was another to find new owners at an auction this week.

As we suggested in LAST WEEK'S UPDATE, we’re continuing to see signs that the Spring market may already getting under way in our part of Melbourne. So if you’d like to chat about the best ways to make the most of this activity, you can call on our team at Barry Plant Moonee Valley this coming week on 9373 0000.

Cheers,

Bill Karp
