The weather this week has clearly been wintery, but there was more than a hint of an early Spring market among the long list of sales results our team has achieved recently.

They include:

Aberfeldie: 102 Fawkner Street. This stunning contemporary residence (pictured) of four bedrooms and a home office made an impact with its indoor pool, achieving a very satisfying mid-week sale.

Carlton: 212/51-67 Rathdowne Street. An unusual offering in recent times, this bed-sit style flat close to the Universities achieved $277,000.

Essendon: 6/23 Daisy Street. Another to enjoy a pleasing result via a Sale by Set Date® campaign, this two-bedroom flat was sold for $463,000.

Essendon: 208/956 Mt Alexander Road. Offering a light-filled set-and-forget lifestyle, this two bedroom apartment saw the contracts inked during the week at $470,000.

Essendon: 202/19 Russell Street. A quiet off-market campaign among our extensive database of qualified buyers saw this two-bedroom apartment changing hands at $485,000.

Essendon: 503/1050 Mt Alexander Road. A combination of convenience and views proved popular here, with this two-bedroom apartment selling well before offers were due to close for $550,000.

Essendon: 7 Deakin Street. The potential for future improvements made all the difference to this three-bedroom home on 640sqm, with mid-week negotiations producing a strong sale.

Essendon North: 2/1 Royal Avenue. Productive post-auction negotiations saw this two-bedroom unit in a well-maintained block sold for $600,000.

Kealba: 7 Jenkins Court. This updated single-level four-bedroom home sold well before offers were due to close on our unique Sale by Set Date® campaign. The keys changed hands at $700,000.

Keilor East: 18 Viewbank Drive. Ideally located to make the most of the Steele Creek trails, this four-bedroom home found new owners after competitive negotiations produced $1.08 million.

Keilor Park: 19 Quinella Close. This three-bedroom home full of retro charm was another to benefit from professional post-auction negotiations, with the SOLD sign going up at $750,000.

Maribyrnong: 105/64 Wests Road. Strategically located within walking distance of Highpoint, this single-bedroom apartment drew interest from market entrants and investors before selling at $305,000.

Moonee Ponds: 25/122 Maribyrnong Road. Nestled within the low-rise ‘Claire Apartments’ building this two-bedroom apartment achieved a very early sale, changing hands at $525,000.

Niddrie: 1A Kelvin Close. A competitive bidding duel between three buyers saw this modern three-bedroom, two-bathroom home sell under the hammer for $930,500.

That’s more than a dozen good reasons to be giving your property plans for 2024 some careful thought right now, particularly with the official start of Spring now just seven weeks away.

So if you’re keen to make the most of the early Spring market, (which is when history has shown that sellers tend to achieve the best results), you might want to start getting the wheels in motion. So if you need advice or assistance in preparing your property, give our team at Barry Plant Moonee Valley a call this week on 9373 0000.

Best wishes,

Bill Karp
