Our sales team have worked incredibly hard in April to bring on 158 new listings despite the interruptions of Easter and Anzac day. This was on the back of providing our clients with over 400 market appraisals for the month.

The new properties coming to market were from suburbs right through the east and northeast but most of the new listings were centred around Doncaster East, Donvale, Doncaster, Templestowe, Eltham, Templestowe Lower, Mitcham, Bulleen, Ringwood, Wonga Park and Ivanhoe. We’d like to think there is almost something for everyone from modern apartments through to multi acre estates and pretty much everything in between.

On the sales front, our team has negotiated 23 sales over the past 7 days. Importantly, some of them were properties which went to auction last week. We sensed with two of these properties, that allowing a bit more time for buyers to make a decision would reward our vendors and be favourable over selling for what was on offer on the day. It turns out, it was well worth the short wait! Both sold, one on Sunday and the other on Tuesday, for tens of thousands more than we could have sold for on the Saturday of the auction. But that’s ok. We’d rather focus on a sale maximisation strategy than just to clear houses so that our sales results appear stronger on a “clearance spreadsheet”.

Our rental team have been working tirelessly as well in what is a very tight marketplace for those looking to rent. This week, 1456 rental enquiries were received and 654 prospective tenants attended opens., This resulted in 211 applications and 22 properties being leased out! Not bad for just 7 days!!
