Preston and Ascot Vale sellers land huge auction results

A Ringwood North house took just over a week to sell and deliver a windfall for the vendor.

The 73 Kubis Drive property, pictured below, fetched $1.235 million after being listed with seller expectations in the $1.1 million range, Barry Plant Heathmont & Ringwood agent Michelle Zachariah said.

“We had eight offers after more than 50 groups of buyers inspected the property, and it sold in just 10 days,” she added.

“It was in a great location within walking distance to the shops and schools, and appealed to everyone from investors to young families and first-home buyers.”

The well-presented and renovated property also attracted the interest of downsizers, despite being on two levels, Ms Zachariah said.

The new owners had sold in Doncaster East and just “fell in love with 73 Kubis Drive”, she added.

The sellers had lived in the four-bedroom family entertainer on 790sq m for 16 years.

Another strong result was achieved for 10 Dickson Crescent, pictured below, in the same suburb after four parties made offers.

A local investor edged out other investors and a first-home buyer with a $1.1 million offer. The property had been listed with a $960,000-$1.05 million price guide.

The property had been owned by the same family for five decades and could fetch a weekly rental of $600, Ms Zachariah said.

Meanwhile, an auction on April 27 saw 17 Matlock Street, Preston, pictured below, smash price expectations to land a whopping result.

Five bidders drove the price to $1.52 million from a $1.2-$1.3 million price guide, Barry Plant Preston director Loretta Khoo said.

Bidding started at $1.2 million and quickly exceeded the reserve of $1.3 million, and the auction ended after 31 bids.

The charming house on 465sq m retained stunning period details and had three double bedrooms, a contemporary central bathroom and a lush garden.

The same day, 6 Myrnong Crescent, Ascot Vale, pictured below, also sold under the hammer for $2,107,500.

The new four-bedroom house on 310sq m has a rooftop terrace with city views and a $1.9-$2.09 million price guide. It offered a luxury lifestyle with bespoke finishes and a seamless indoor-outdoor floorplan on a corner block.
